New boilers in Berkhamsted: combi, system or conventional

More Berkhamsted enquiries are about choosing and installing a boiler than about fixing one, and the choice genuinely has three answers here rather than one.

Berkhamsted is a house town. Three quarters of households live in a house rather than a flat, and 31% of homes are detached, which is a very different shape from the towns nearer London. A detached house with two or three bathrooms is often better served by a system boiler feeding a cylinder, because a combi can only make hot water as fast as the mains brings cold water in, and two showers at once will find it out. In a two bedroom terrace with one bathroom, a combi is usually right and frees a cupboard. And if the house still runs a conventional open-vented system with tanks in the loft, ripping it out is not automatic: where the radiators and cylinder are sound, upgrading the boiler and controls and keeping the layout is sometimes the cheaper and better job.

Servicing, and what 285 mg/l does to a heating system

Affinity Water's supply zone here is actually named Berkhamsted, and its 2025 report puts total hardness at 285 mg/l as calcium carbonate. Affinity's own line is that almost all of its supplies are hard because of the geology of southern England. Berkhamsted is no exception, and heating systems here wear it.

Scale settles wherever water is heated: on the hot side of a combi's heat exchanger, inside a hot water cylinder, around an immersion element. It builds slowly, costs efficiency long before anything actually breaks, and turns up at the service as kettling, longer reheat times or a cylinder that never quite gets hot. A service catches it while it is still a cleaning job rather than a parts job. We open the boiler up, check combustion with an analyser, inspect the heat exchanger and seals, test the safety devices, check the flue run, and tell you plainly what we found. If the boiler is in warranty, the annual service is also what keeps the warranty alive.

On a new installation in this water we fit scale protection as standard. On an existing system we will tell you whether it is worth adding, and equally whether it is not.

Repairs and breakdowns

A boiler that has locked out, lost pressure or gone cold is not automatically a dead boiler. Repeat pressure loss is usually a weeping valve or a flat expansion vessel. Noise is usually scale or sludge. Andrew has spent forty years fault finding on heating systems, and the expensive mistake in this trade is replacing a boiler that needed a part. We quote before we touch anything, and if a repair is not worth doing we say so.

Older streets, the conservation area and your flue

Berkhamsted keeps its age in patches. Roughly a sixth of the town's homes were standing before 1919 and about three in ten before 1940, and the Victorian terraces cluster on the grid off the High Street, where nearly a third of Berkhamsted East's homes are terraced. The bigger block of the town is actually the post-war growth up the valley sides, which surprises people, but it is the older streets that shape the work: solid walls, original chimneys, and boilers that have ended up in odd corners over a century of alterations.

The planning layer is real here. The town centre conservation area has run along the High Street and canal spine since 1969, and Dacorum's own rule inside it is that installing, altering or replacing a flue on a wall or roof slope fronting a highway, on the principal or side elevation, needs planning permission. A rear flue normally is not caught. Fifteen Berkhamsted streets, from Boxwell Road to Kitsbury Road to Station Road, also carry Article 4 directions, and outside the town the surrounding Chilterns countryside carries the same front-elevation flue rule through national legislation. None of this stops a boiler being replaced. It just means the flue route is part of the survey, and we treat it that way rather than leaving you to discover it after the scaffolding is up.

A gas town with oil villages

Berkhamsted sits in a valley, dropping from about 180 metres up on the commons to about 105 on the High Street, with the canal and the Bulbourne along the floor. The town itself is firmly on mains gas, around 84% of households heat with it and nothing else. Up the hill it changes: in the ward covering Potten End, Little Gaddesden and Ringshall, nearly one home in five heats with oil.
