Every WD23 postcode is very hard
Affinity Water's lookup answered "very hard" for all 769 live WD23 postcodes we tried, and 727 of them sit in the Borehamwood and Bushey zone, where the 2025 report gives total hardness of 340 mg/l from one sample. The other zones read between 348 and 353.
About 150 metres up on Bushey Heath
Environment Agency LiDAR puts six Bushey Heath postcodes between 146 and 152 metres above sea level, against 90 to 96 near the High Street and about 67 to 72 in Watford. Hertsmere's appraisals say around 130 metres on the High Road and 90 on the High Street. That is height, and we found no published water pressure by area.
London Clay under the Heath and the High Street
Hertsmere's conservation area appraisals describe London Clay bedrock at Bushey Heath and sand, gravel and clay around the High Street, and a British Geological Survey map lookup at six postcodes in each place agrees. Chalk lies under Bushey Hall and Watford, so Bushey is not one geology.
The Warren Estate: chimneys need permission
A 2001 Article 4(2) direction means Warren Road, The Comyns, The Lake, Coles Green and Rose Lawn need planning permission to erect, alter or remove a chimney, whichever way it faces. It does not name flues or soil pipes, and the council's 2003 design guide says all chimneys should be retained.
21.3% built before 1919
In the Valuation Office's 2025 figures for the Census area covering the old village, which also takes in parts of two neighbouring wards, 1,010 of 4,740 homes were standing before 1919, against 7.1% across Hertsmere. In one small Census area beside the High Street the share reaches 48%.
Bushey Heath is 34.6% flats
In the Census 2021 ward, 34.6% of households live in purpose-built flats, against 16.7% in England and Wales, and 34.1% live in detached houses. 11.0% heat with electricity alone, the highest of the four Bushey wards, so a gas engineer is not the answer for every address.

Bushey Village and the High Street
Hertsmere's own name for the old centre. The conservation area was designated on 22 January 1973, the church of St James is Grade II*, and the council says Victorian and Edwardian housing spread north of the High Street along Park Road, Bournehall Road, Rudolph Road and Herkomer Road. A 2008 council note says consent is needed for any chimney, flue or soil and vent pipe on the front or side of a house in the area.
Bushey Heath
A neighbourhood and a ward in its own right, running down to the boundary with Harrow. The Warren Estate is here, the church of St Peter dates from 1836 to 1838, and 27 postcodes in the ward fall in a different Affinity zone, Stanmore and Mill Hill.
North Bushey and Bushey Mill Lane
Mostly twentieth century housing, with a post-war estate around Bushey Mill Lane that included Holy Trinity church in 1958. Bushey Mill Lane is in Hertsmere, but a Bushey Mill Crescent in WD24 is in Watford.
Around Bushey Hall Road
Bushey Hall names a road, a golf course and a farm, not a ward. The council's local list records Victorian suburban expansion along Bushey Hall Road, and a geological map lookup puts chalk under the nearest postcodes where the village and the Heath are on clay.
Not Hertsmere: Bushey Arches and the station
Bushey Arches viaduct, Bushey and Oxhey station and two Bushey-named churches are in Watford Borough. Hertsmere's own planning document says the named station is factually located in neighbouring Watford.
Boiler repairs in Bushey
Most calls we take are a boiler that has locked out, lost pressure, or is heating the radiators but not the hot water. Some of it is straightforward. A pressure drop is often a leaking valve or an expansion vessel that has lost its charge, and neither needs a new boiler.
Andrew has spent forty years fault finding, and that is the part of the job that saves people money. A boiler that has been condemned by somebody else is worth a second opinion before you replace it, because the cost of being wrong runs into thousands.

A service means opening the boiler up. We check combustion with an analyser, inspect the heat exchanger and seals, test the safety devices, check the flue and its terminal, and clean what needs cleaning.
Two things make servicing matter more in Bushey than the manufacturer's schedule suggests.
The first is water hardness. Bushey Heath and the High Street sit on London Clay, with chalk at Bushey Hall, but Affinity Water's lookup describes the water at every WD23 postcode as very hard. Scale forms on the hot side of a combi, and a heat exchanger that is furring up loses efficiency long before it fails outright. Catching it early is the difference between a clean and a replacement part.
The second is that a lot of Bushey boilers are in lofts and airing cupboards in older houses, where a slow leak or a corroding flue joint can go unnoticed for a year. Those are the faults an annual service is for.
Servicing also keeps a manufacturer's warranty valid. If your boiler is still inside its warranty period, missing a service can cost you the cover.

Radiators that are cold at the bottom, a system that takes an hour to come up to temperature, or rooms that never get warm are usually a circulation problem rather than a boiler problem. Sludge collects at the low points of a system and hard water makes it worse over time.

Affinity calls anything over 300 very hard, so the label is the same in every zone. Use its postcode checker for your own address.
