Two different Stanmores, and the plumbing is different in each

HA7 is one postcode holding two housing stories that barely resemble each other, and which one you live in changes what goes wrong.

The interwar belt. Across the Belmont and Centenary side, the Metropolitan Railway reached Stanmore in December 1932 and the builders followed it almost immediately. In two of the areas we cover, roughly nine in ten homes were built in the single decade between 1930 and 1939. Belmont is 70.3% semi-detached, Centenary 59.6%. That is close to a monoculture, and it means we see the same house over and over: the same bathroom position over the same kitchen, the same original supply runs extended piecemeal by ninety years of owners, the same chimney breast that somebody assumes will take a flue. Familiarity is worth something here. We usually know where the pipe goes before we lift the board.

The other end. Stanmore ward itself is nothing like that. It is 36.0% purpose-built flats, against 21.7% across England and Wales, and 26.2% detached, with no dominant build decade at all: the largest single band is 1955 to 1964, followed by houses put up between 2000 and 2008. So one job is a communal riser in a block, the next is a large detached house with two bathrooms competing for hot water, and the next is a fifteen-year-old build with a system that was never balanced properly.

We work on both, and we quote them differently, because they are not the same problem wearing a different postcode.

Hard water, and what 353 mg/l actually does

Affinity Water's supply zone here is named Stanmore and Mill Hill, and its 2025 report puts total hardness at 353 mg/l as calcium carbonate, with calcium at 141 mg/l. Affinity's own line is that almost all of its supplies are hard because of the natural geology of southern England.

Two honest caveats. That figure rests on two samples across the whole year, so it is the scale of the thing rather than a constant. And the zone stretches well beyond Stanmore, so a fringe address could sit in a neighbouring one.

What it does is not in question. Scale forms wherever water is heated: on the hot side of a combi's heat exchanger, inside a cylinder, around an immersion element, and across the shower parts nobody thinks about until the flow drops. It builds slowly and costs efficiency long before anything fails outright. In the flats and the newer houses it turns up as reheat times creeping up. In the 1930s stock, where cylinders have often been in place for decades, it turns up as a cylinder that never quite gets hot.

We fit water softeners and scale protection where you want the problem dealt with at the mains rather than managed appliance by appliance, and we will tell you honestly when it is not worth it.

Boiler installation in Stanmore

Boiler replacement is the heating job Stanmore asks about most, and the two things that decide it are hot water demand and where the flue can go.

Sizing first. A combi can only make hot water as fast as the mains delivers cold water to it, so in a detached house running two bathrooms a system boiler feeding a cylinder often serves better than a bigger combi. In a 1930s semi with one bathroom, a combi is usually right and frees the airing cupboard. We measure the incoming flow rate at the stopcock before recommending anything rather than sizing off the floor area.

Flats are their own case, and a third of Stanmore ward lives in one. A flat has no permitted development rights, so a flue on a flat is a planning question regardless of anything else, and there is usually a freeholder or managing agent to satisfy as well. That is worth establishing before you choose an appliance, not after.

Flues, conservation areas and the Article 4 problem

This is the part of Stanmore that catches people out, and it is genuinely unusual.

There are five conservation areas inside this one suburb: Stanmore Hill, Old Church Lane, Little Common, Kerry Avenue and the Canons Park Estate. Harrow has thirty in the whole borough. All five carry Article 4 directions, confirmed on 9 June 2023 and in force since that June.

Harrow's own baseline guidance for any of its conservation areas is that planning permission is needed where work would "involve installing a chimney, flue, soil and vent pipe on a dwelling house on a wall or roof slope fronting a highway, or on the principal or side elevation of the dwellinghouse".

The Article 4 layer goes further, and it is the bit worth understanding. Several of the Stanmore directions withdraw the permitted development right for "the installation, alteration or replacement of a chimney, flue or soil and vent pipe" outright, wherever that work would front a highway, a waterway or open space. In a suburb wrapped around Stanmore Common and Bentley Priory, that last phrase does real work.

Two things follow, and neither is guesswork.

It is address by address, not street by street. The directions name specific properties. Cottages on Green Lane and particular numbers on Stanmore Hill are named; the Kerry Avenue direction does not restrict flues at all. Two houses a few doors apart can genuinely be under different rules, so a blanket answer about "the conservation area" is not worth having.

Listing is a separate question again. Stanmore Hill has listed dwellings along it, and listed building consent turns on whether work affects the building's special character rather than on whether it is inside or outside. On those properties, Historic England's own guidance is that an old chimney is often the sensible route for a new flue, that fitting one normally needs a liner, and that not every chimney will take a liner without damaging historic fabric.

We treat the flue route as part of the survey rather than as something you find out about once the job has started. If your address is caught, we will tell you before you have committed to anything.

Leaks, bathrooms and the rest of it

Most of what we do in Stanmore is ordinary plumbing done properly. Leaks and burst pipes, taps and cisterns, blocked wastes, cylinders, shower pumps, appliance installs, and bathrooms from a single repair to a full refit.

One local note on the ground itself. Stanmore sits on London Clay, with gravel and sand capping the high ground around Stanmore Hill, which at 152 metres is the third highest natural point in Greater London. That is different from the chalk under most of our Hertfordshire patch. Clay subsoil moves with the seasons, and underground supply and waste runs in clay are worth ruling in or out early when a leak has no obvious source indoors.
