Town centre and Moneyhill

A town where the water table is part of the job
Rickmansworth is where the Chess, the Colne and the Gade meet, which is what the district is named after. That is pleasant to live in and it changes the plumbing.
Three Rivers District Council's own Strategic Flood Risk Assessment is blunt about it. It records that of the flood incidents logged across the district in recent years, the greatest number were in Rickmansworth. It names the town among those at the highest risk of groundwater flooding, describing how the chalk and gravel under the river floodplains can leave groundwater levels "at, or just below, the ground surface". And it warns that shallow groundwater "can also exacerbate poor drainage and groundwater ingress can damage below-ground infrastructure".
That has three practical consequences we see regularly.
Damp in a cellar is not automatically a leak. If groundwater is sitting just below the floor slab, it will find its way up through the slab and the walls without any pipe being involved. We would rather spend the first part of a visit working out which it is than sell you a repair for a problem you do not have.
Drainage backs up here more than it should. The same assessment lists Rickmansworth among the settlements with the greatest historic risk of sewer flooding, and the council notes that Thames Water has found considerable groundwater getting into the sewer system. The record goes back a long way: in 1988, fifteen properties on Uxbridge Road were flooded from the foul sewer. Repeated slow drainage, gurgling, or a gully that surfaces after heavy rain is worth investigating properly rather than plunging every few months.
Below ground is a bad place for anything you care about. The council's position is that basements should be avoided in flood risk areas. That applies to habitable rooms rather than to a stopcock, but the principle carries: a cylinder, a pump, a meter or a manifold in a cellar in this town is worth raising, protecting or relocating before it teaches you the lesson itself.
None of this makes Rickmansworth a difficult place to live. It makes it a place where knowing the ground matters, and where a plumber who assumes every wet floor is a burst pipe will get it wrong some of the time.
Bathrooms, en-suites and shower rooms

A bathroom is mostly plumbing decisions dressed up as tiling decisions. Where the waste can run and at what fall, whether the floor will take a stone tray, whether the existing hot supply will feed a second shower without the first one going cold, and whether a concealed cistern leaves you any way of servicing it in ten years time. The town centre is worth a separate note. More than a third of homes in Rickmansworth Town ward are purpose-built flats, well above the national figure, and a bathroom in a flat is a different job: waste runs are fixed, there is often a freeholder or managing agent to satisfy, and noise and access arrangements are somebody else's rules. Say so when you call, because it changes the sequence of the job and is better known at the start than on the day.

Hot water cylinders
Cylinders are one of the things people ring us about here more than elsewhere, and they are usually worth repairing. A cylinder that has gone lukewarm is commonly a failed immersion element, a dead thermostat, a scaled coil or a diverter valve stuck halfway. Replacing the whole thing is sometimes right and often not.
If yours is unvented, it needs an annual check by someone qualified to work on it, both for safety and to keep the manufacturer's warranty alive. That is the one people let slide.
Hard water, but less hard than you might expect
Affinity Water's supply zone here is named Rickmansworth and Gerrards Cross, and its 2025 report puts total hardness at 283 mg/l as calcium carbonate, with calcium at 113 mg/l.
That is genuinely softer than the towns east of here. The Watford South and Stanmore zones both read 353. Affinity's own description of its whole supply area is that it has hard water, and 283 is still firmly hard, so scale is still worth managing. It simply builds more slowly in a Rickmansworth cylinder than in a Watford one, and a scale reducer here is a sensible precaution rather than an urgent rescue.
One caveat we would rather give you than hide: that figure rests on a single sample across the year, and the zone covers a much wider area than the town. If you want the number for your own address, Affinity's postcode lookup gives it.
We fit water softeners and scale protection where you want it dealt with at the mains, and we will say when we think it is not worth the money.
Boiler repairs and servicing
A boiler that has locked out, lost pressure or gone cold is not automatically a dead boiler. Repeated pressure loss is usually a weeping valve or a flat expansion vessel. Noise is usually scale or sludge. Andrew has spent forty years fault finding on heating systems, and the expensive mistake in this trade is replacing a boiler that needed a part.
